The place
Vanguardia sits on 17 hectares (about 42 acres) in Joaquín Zetina Gasca, the residential side of Puerto Morelos, right on the Cancún–Tulum highway. The builder set aside 60% of the land for green space, so you look out on trees and gardens, not on your neighbor’s wall.
The beach and the town are on the other side of Highway 307, about 10 minutes by car. Cancún airport is about 25 minutes away and Playa del Carmen about 30, which makes it easy to fly in, and easy for family to come and visit.

Choose 1 or 2 bedrooms in eight-floor towers with elevators. Every condo comes with a terrace, a laundry room and its own parking, so ask us which floors and views are still for sale.

A small deposit holds your condo. The builder takes MXN $50,000 (about USD $2,800) to reserve the condo you pick, so you can take it off the market while you get ready.
Pay most of it at the deed. The builder’s plan is 20% down (10% when you sign and 10% spread over months), then 80% when you sign the deed. Bank loans are accepted too.

There are two layouts. The 1 bedroom has about 81 m² inside plus a 6 m² terrace, with one and a half baths. The 2 bedroom has about 110 m² inside plus an 11 m² terrace, with two baths. We’ll gladly send you both floor plans.
The towers are built in stages, so the move-in date depends on the tower you choose. Your advisor will confirm the current date for each condo before you decide.
It’s in Joaquín Zetina Gasca, on the Cancún–Tulum highway on the west side of Puerto Morelos. The beach and the town square are across Highway 307, about 10 minutes by car. Cancún airport is about 25 minutes away and Playa del Carmen about 30 (approximate drive times, without traffic).
