Can I legally own this property as a US or Canadian citizen?

Yes. Foreign buyers in Playa del Carmen own through a fideicomiso (a bank trust) because the property is within Mexico's restricted coastal zone. The trust gives you full control — the right to sell, lease, will, or modify the property — and is renewable every 50 years. We coordinate the trust setup with a major Mexican bank as part of every closing.

What are the two payment plans?

30/60/10: 30% on signing, 60% in scheduled payments during construction, 10% on delivery. This is the more affordable plan because it stretches payments over the build timeline.

30/70: 30% on signing, 70% on delivery. Higher per-unit price, but fewer interim payments.

What's the realistic rental yield I should expect?

Based on Playa del Carmen Airbnb market data, a well-managed, well-located 2-bedroom with a strong rooftop amenity (like The Landmark's Sky Club) realistically targets 6–9% net yield after management fees, HOA, and taxes. Top-quartile listings hit higher numbers, especially in peak season (December–April), but we model conservatively. Our example calculation is on this page above.

What are the closing costs?

Budget approximately 5–7% of the purchase price for closing costs. This includes the acquisition tax (ISAI, ~2%), notary fees, fideicomiso setup, registration, and legal review. We provide a full closing-cost breakdown before you commit to anything.

When does The Landmark deliver?

Construction is in progress; we share the current developer-confirmed delivery timeline and milestone schedule with serious buyers as part of the brochure request. Pre-sale pricing is locked at the time of contract.

Can I see the building in person?

Yes — the developer maintains a sales gallery in Playa del Carmen with material samples, floor plans, and renderings. We can schedule a tour for you when you visit, including a walkthrough of the neighborhood so you can experience the location first-hand.

What happens after I sign?

We coordinate the fideicomiso, schedule notary appointments, manage all developer communication on your behalf, and provide construction milestone updates. After delivery, our property management team can handle furnishing, listing, and rental management if that's part of your plan.
