Living here

Why people choose the Ruta de los Cenotes

The Ruta de los Cenotes is the paved road that leaves Puerto Morelos at Highway 307 and heads inland through thick jungle to the village of Leona Vicario. It isn’t one gated community. It’s a green, open stretch of land with lots, small eco projects, ranch parcels and a few homes.

People come here for space and nature. In the gated neighborhoods in town, a 160 m² lot was listed at about MXN $750,000 to $1.35 million, while out here a similar budget can buy around 1,000 m², with the jungle as your neighbor and the beach still a short drive away.

Deeded land or ejido land? We check first

Some land along this road is ejido land, which is farmland held by a local community. It’s often sold with a “transfer of rights” instead of a deed, and it can’t get a normal deed (escritura) until it’s been converted to private ownership and registered.

In 2025, state authorities shut down several subdivisions on this road that were selling lots without deeds or permits. That’s why we check the title, the permits and the services before you pay anything, and we steer you away from ejido land without a regularized title.

  • We confirm the deed is registered and in the seller’s name.
  • We check zoning and permits, so you know what you’re allowed to build.
  • We ask about power and water, since some lots have electricity and others rely on a well.

Questions

Ruta de los Cenotes, answered

Where exactly is the Ruta de los Cenotes?

It’s the paved road that starts on the west side of Puerto Morelos, at Highway 307, and runs about 35 km inland through the jungle to the village of Leona Vicario. It’s in the municipality of Puerto Morelos, between Cancún and Playa del Carmen.

What can I buy there?

Mostly land: residential lots of about 400 to 1,100 m², and larger parcels of a hectare or more. A few homes and cabins come up now and then, and we’ll send those too.

How much do lots cost?

In October 2026, residential lots on public listings asked from about USD $31,000 (MXN $550,000) to about USD $67,000 (MXN $1.2 million), and parcels of about a hectare started near USD $90,000 (MXN $1.6 million). Prices depend on size, location, services and title, so ask us for the current listings.

Is the land titled or ejido?

Both exist on this road. Some lots have a full registered deed (escritura), while others are ejido land sold with a transfer of rights. We check the title before you pay and steer you away from ejido land without a regularized title.

Do the lots have power and water?

It depends on the lot. Some have electricity at the street, and many rely on a private well for water. We’ll confirm the services for any lot you like.

Can foreigners buy land here?

Yes, titled land. Puerto Morelos is in Mexico’s restricted coastal zone, so buyers who aren’t Mexican usually buy through a bank trust called a fideicomiso. Ejido land can’t go into a trust until it’s been converted to private ownership. This is general information, not legal advice; please consult a qualified attorney or notary.

How far is it from the beach and the airport?

From the start of the road, Puerto Morelos town and beach are about 10 minutes away, Cancún airport about 25 minutes and Playa del Carmen about 30 minutes. Further in, add time: from km 20 the town is about 25 minutes away. Times are approximate and without traffic.
