Riva is inside La Laguna, a private gated area of Puerto Cancún, on the canals that connect to the Caribbean. The Marina Town Center mall, with shops, restaurants and a movie theater, is a short walk away, and the golf course and the marina are close by.

What buyers ask us most
How much does a condo at Riva cost?
It depends on the bedrooms, the floor and the view. The pre-sale is over, so the condos for sale today are resales, and each one has its own price, in US dollars or Mexican pesos. We send you the current price list with what’s for sale now.
Are the condos ready to move in?
Yes. The building was finished in 2019. Before you decide, we confirm in writing the condition of each condo, whether it comes furnished and the monthly HOA fee.
Is Riva on the beach?
No. Riva is on a canal inside Puerto Cancún, with sea or lagoon views from the rooftop and from some condos. The builder lists access to the Puerto Cancún South Beach Club; we confirm the membership for each condo.
Can I buy as an American or Canadian?
Yes. Near the coast, foreign buyers own through a Mexican bank trust called a fideicomiso. It gives you full rights to use, rent out, sell or leave the condo to your heirs. This is general information, not legal advice, so please talk to a Mexican notary or attorney.
