Most people looking at Mexico start with a condo because they assume a house is out of reach. Here it isn’t.
Your own front door, your own roof and your own 1,292 sq ft lot with a private garden. No neighbors above or below you. The 2-story models add a rooftop terrace.
You hold title through a Mexican bank trust in your name. It’s the standard legal route foreigners have used for 50 years. You can sell, rent, or leave the house to your heirs.
Short-term rentals are allowed. There is no mandatory rental program and no required management company. Live in it, rent it on Airbnb, or do both.
HOA dues are about $145 a month. That covers the gated entrance, private security and more than 10 acres of pools, courts and green space.
The developer reports more than 30 years in business and over 1,000 homes already delivered in Puerto Morelos. Same town, same builder.
The construction license was issued in July 2026, along with land use and environmental approvals. Houses are delivered street by street from August to December 2027.
Every house sits on its own lot with a garden, a utility room and 2 or more full baths.

Yes, and so can any other foreigner. Near the coast, foreigners hold title through a bank trust called a fideicomiso. A Mexican bank holds the deed and you are the sole beneficiary, with the right to use, rent, sell or inherit the property. The trust is set up by a notary at closing and renews every 50 years.
The houses are priced in Mexican pesos. The dollar figures on this page use a rate of about 17.2 pesos per dollar against the September 2026 price list. Your cost in dollars depends on the exchange rate on the day you make each payment.
HOA dues are currently 2,500 pesos a month, about $145. At delivery there is also a one-time equipment fee of about $290 and a reserve fund contribution equal to 1 month of dues. Dues can be updated by the community’s administration.
Not from a US or Canadian bank. Most foreign buyers pay in stages using the developer’s payment plans, and some fund part of it with a home equity line on their home back home. The brochure lists every plan.
Yes. The community allows short-term rentals. You are not required to join a rental program or use a specific manager.
