But here’s what makes it different from anywhere else in the Riviera Maya:

  • It’s gated and private. Security at the entrance, controlled access. You’re not walking out of your condo and into a crowd of tourists. You’re walking out into a community.
  • It’s built around a marina. Not a beach. Not a downtown. A working marina, with sport fishing, sailing, scuba, snorkeling, and the famous dolphin sanctuary. If you love the water, this place was built for you.
  • It has its own golf course. The Puerto Aventuras Golf & Racquet Club is a 9-hole, par-36 course designed by Tom Lehman in 1991 — the first golf course ever built in the Riviera Maya. It’s a quiet, well-kept-secret course inside the community. (Bigger 18-hole championship courses like Gran Coyote are a short drive away in Playa del Carmen if you want more.)
  • It’s a real community, not a strip of vacation rentals. Most of the people who own here also live here — full-time, part-time, or seasonally. The HOA-driven density is much lower than Playa or Tulum.
  • The supply is naturally limited. The whole community is built out across defined phases. You can’t just build new towers wherever you want. What exists is largely what will exist.
  • And — this is the key thing — many buildings have HOA restrictions on short-term rentals. This is the single biggest landmine in this market. We’ll cover it in detail later.

So what for you: Puerto Aventuras is not a market you buy into the way you’d buy in Playa or Tulum. It’s a market you buy into the way you’d buy into a private golf community in Florida — you’re paying for the lifestyle, the security, the amenities, and the fact that your neighbors are also invested in keeping it that way.

Puerto Aventuras has the highest average property value of any market we cover in the Riviera Maya. The average price across all active listings sits around $1.19 million USD, with an average property size of about 3,609 square feet.

That’s a market dominated by single-family homes and large condos, not entry-level units.

But the range is wide. Entry-level units start around $166,000 USD. Marina-front 2-bedroom condos run $300,000 to $800,000. Luxury beachfront homes routinely exceed $1.5 million and can climb past $3 million for the best canal-front estates with private docks.

Here’s what’s driving the market in Q2 2026:

  • STR supply has grown but stays small. AirROI tracks 393 active short-term rental listings in Puerto Aventuras. Supply grew 44% year-over-year, which is significant — but the absolute number is still tiny compared to Playa (7,100+) or Tulum (6,600+). The market hasn’t been flooded.
  • Demand is selective but premium. Average daily rate sits at $291 — one of the highest in the corridor. The guests who come here aren’t price-shopping; they’re booking for the marina, the gated security, and the family-friendly atmosphere.
  • The buyer profile skews older and more affluent. Most of our Puerto Aventuras buyers are 55+, often retiring or semi-retired, often boaters or golfers, often with grown kids and grandkids who’ll visit. This shapes everything about what sells here and at what price.
  • Limited new construction. Unlike Tulum’s 98% supply explosion, Puerto Aventuras adds maybe a handful of new boutique developments per year. Marina Aqua, Artesan Timeless Residences, Nautica — these are smaller, more deliberate projects. The community physically limits how much new supply can come in.

Here’s the honest breakdown by bracket. The pricing tiers in Puerto Aventuras work differently than Puerto Morelos or Playa — there’s a clear divide between “the easy entry tier” and “the lifestyle tier,” and most buyers end up needing more budget than they originally planned.

Under $250,000 USD

What you can buy: Studios and 1-bedroom condos in older buildings, typically further from the marina or beach. You can occasionally find a smaller 2-bedroom condo in this range if you’re flexible on phase and view. Resale market only — no new construction is delivered at this price point.

The buyer this fits: Solo retirees on a fixed budget. Investors testing the market with a smaller footprint. Snowbirds who only need a base, not a showpiece.

So what for you: This is real — you can get into Puerto Aventuras for under $250K. But you’ll be making trade-offs on building quality, location within the community, or view. Don’t let anyone tell you it’s impossible; just know what you’re trading.

$250,000–$500,000 USD

What you can buy: Solid 2-bedroom condos with good locations — often marina-view or close to the beach club. Some 3-bedroom units in older buildings. This is the most common bracket for the everyday Puerto Aventuras buyer.

The buyer this fits: The retiring or semi-retired couple who wants a comfortable second home with marina or pool views. Light short-term renters who use the unit themselves a few months a year.

So what for you: This is the bracket where you start to feel why Puerto Aventuras commands its premium. Marina-front, premium amenities, real bedrooms — the kind of property that makes the lifestyle pitch obvious the moment you walk in.

$1,000,000+ USD

What you can buy: Beachfront condos. Single-family homes on golf course frontage or canal-front lots. Larger villas with private pools. Marina-front estates with private boat slips. Branded residences.

The buyer this fits: High-net-worth buyers who want exclusivity, privacy, and the ability to dock a boat 50 feet from their back door. Multi-generational families looking for a flagship property. Boaters who want to live the actual marina lifestyle, not just look at it.

So what for you: Above $1M in Puerto Aventuras you’re not just buying property — you’re buying access to one of the most exclusive resort lifestyles in Latin America. The price tag reflects what that’s worth.

A Walk Through the Zones

Here’s something most articles about Puerto Aventuras get wrong: they treat it like one place. It isn’t. The community is divided into four distinct zones — and choosing the right one matters more than choosing the right building. These are the four areas your buyer’s agent will be walking you through:

1. PA Gran Marina (The Marina Village)

What it feels like: The heart of Puerto Aventuras. The waterfront walkway, the restaurants, the dolphin sanctuary, boat slips with sport fishing yachts. Shops, cafes, the beach club. This is where everyone naturally ends up at sunset, and where most of the action happens.

So what for you: If you want walkable access to everything — restaurants, marina, beach club, dolphin sanctuary — this is your zone. Strongest STR demand because tourists want to be near the action. Highest premium because of it.

2. PA Beach (The Beachfront Strip)

What it feels like: Direct beach access. Quieter than the marina. Wake up to waves, walk 30 seconds to the sand.

Active developments worth knowing: Quinta del Sol, Casacun (3-bedroom condos at premium beachfront pricing).

Price range: $1.1M to $1.5M+ for premium beachfront condos. Beachfront homes go well past $2M.

So what for you: If beachfront is the whole reason you’re looking at Mexico, this is where you buy in Puerto Aventuras. But supply is genuinely scarce — there are only a handful of true beachfront buildings — so when the right one comes up, you’ll need to move quickly.

3. PA Golf (The Golf and Residential Zone)

What it feels like: Quieter residential streets with views onto or near the Tom Lehman 9-hole course. More private than the marina village. Mix of single-family homes, villas, and lower-density condo developments. This is where many of the long-term residents and serious golfers live.

Active developments and homes worth knowing: Casa Chaak, Casa Coba, Casa Cenote, Quinta Verde, Casa Yalku, Casa Hacienda Yalku, Villa Caleta, Esmeralda, Puerto Aventuras Jungle House, Yalku Casa Oliva, Bahia Xaak Casa de Coco, Caleta Yalku, Puerto Aventuras Casa 95.

Price range: Condos $310,000 to $590,000. Single-family homes and villas $400,000 to $6,000,000+ (Caleta Villa 6-Bedroom is one of the highest-priced active listings in the community).

So what for you: Golfers, obviously. But also buyers who want a real house with a yard and a pool, not a condo. Strongest zone for full-time retirees and multi-generational families who want space.

4. PA Pueblo (The Inland Residential Zone)

What it feels like: The most residential, day-to-day-living section of Puerto Aventuras. Less tourist-facing. More about real life — long-term residents, local schools, quieter streets. This is also where you’ll find some of the better-priced entry-level inventory.

Active developments worth knowing: Unitus Riviera Maya Amatista, Amares (Lote 010, Lote 012, Riviera Maya), Casa Chaak, Casacun.

Price range: Entry-level lots from ~$44,000 USD. Condos $140,000 to $354,000. Single-family homes $206,000 to $400,000+.

So what for you: Best value-per-square-foot in Puerto Aventuras. You give up some of the immediate water access but you get more property for your money and the most authentic residential feel. Good for full-time retirees, dual-purpose buyers on a budget, or buyers who want a real residential community rather than a tourist-adjacent address.

What You Can Really Make From Rental Income (This Is the Big One)

This is the section where Puerto Aventuras requires the most careful thinking, because the data tells two very different stories depending on which dataset you look at.

The AirROI Numbers (Market-Wide Average)

Which set of numbers should you trust? Both. They’re describing different segments of the same market. The AirROI numbers reflect the whole market, including older units, poorly-managed properties, and units in HOA-restricted buildings that can only rent rarely. The AirDNA numbers reflect the small subset of premium, well-managed marina-front and beachfront properties that dominate the top of the market.

What this means in practice: Puerto Aventuras is not a market where every property does well. It’s a market with a wide gap between top and median performers. The top 10-20% of properties — premium location, professional management, no HOA restrictions — produce excellent returns. The bottom half struggle to hit 30% occupancy.

So what for you: Property selection in Puerto Aventuras matters more than in almost any other corridor market. If you buy the right property in the right phase with the right management, the returns are strong and the ADRs are top-of-corridor. If you buy the wrong property — or worse, a property in a building that quietly restricts STR — you’re looking at much weaker numbers than the headline suggests. The Long-Term Rental Story

Long-term rentals work well in Puerto Aventuras because of the steady stream of retired expats, seasonal residents, and digital nomads who want gated security and amenities. A 2-bedroom condo near the marina rents long-term for $1,500-$2,500 USD per month furnished. Net yields land at 4-6% annually, with much lower management overhead than STR.

Many of our Puerto Aventuras buyers run a hybrid: short-term rentals during peak season (Dec-April), self-use for 1-2 months, and 3-6 month medium-term leases during shoulder season to snowbirds and remote workers. This hybrid strategy fits the market profile better than pure STR or pure LTR.

Who Puerto Aventuras Is Right For (And Who It Isn’t)

I’m going to be more direct in this section than most real estate websites would. Because Puerto Aventuras is a specialty market — when it fits, it fits beautifully. When it doesn’t, you’d be better off in Puerto Morelos, Playa, or even Cancún. Here’s my honest filter.

Why: Gated security, real community, lower density, amenities all in one place. You walk to the marina for dinner. You play golf in the morning. You meet other expats at the beach club. The whole community is built around this lifestyle.

Budget zone: $300K-$700K for a comfortable 2-bedroom condo.

Right for: The boater or fisherman

Why: This is the only true marina community in the entire Riviera Maya. Canal-front homes in the inner residential zones have private docks. You can keep a boat 50 feet from your bedroom. No other corridor market offers this.

Budget zone: $800K-$2.5M+ for a canal-front home with a slip.

Right for: The multi-generational family

Why: Gated safety for grandkids. Beach club, swimming pools, water sports, golf, the dolphin sanctuary. Everything kids and teens want is inside the community. Adults get tranquility and walkability. This is the rare property where three generations actually enjoy the same place.

Budget zone: $500K-$1.5M depending on family size and unit type.

Right for: The premium STR investor

Why: $291+ ADR. Limited new supply. Affluent, repeat-visit guest profile. If you can buy a marina-front or beachfront condo without HOA restrictions and pair it with professional management, the math works at the top of the corridor.

Budget zone: $500K-$1.2M for the best risk-adjusted STR returns.

NOT right for: The volume STR investor

Why not: Median occupancy of 30% is not where you want to be if you’re chasing maximum bookings. Playa Centro, Tulum’s Aldea Zama, or Puerto Cancún will out-volume Puerto Aventuras for pure cash flow. Don’t try to force this market into a strategy it’s not built for.

NOT right for: The walkable urban lifestyle buyer

Why not: Puerto Aventuras is a community, not a town. There’s no “Centro” with bars, restaurants, nightlife the way Playa has. If you want to walk out your door and into a city, you’ll feel isolated here. Playa del Carmen Centro or Tulum Pueblo are your markets.

NOT right for: The buyer who hates HOA rules

Why not: Puerto Aventuras has more HOA structure than almost any market we cover. Architectural review, building maintenance contributions, and — critically — restrictions on STR in many buildings. If HOA-driven living irritates you, this isn’t your market.

How Buying Works for Foreigners

The structure is the same as anywhere on the Riviera Maya. Here’s the short version of what I walk every client through.

1. The fideicomiso. Puerto Aventuras sits in the federal restricted zone (within 50 km of the coast). Foreign buyers can’t hold direct title — instead, you own through a fideicomiso, a Mexican bank trust. The bank holds title, you hold every right of ownership. Setup is $2,500-$4,000 once, then $600-$800 a year to maintain.

2. The RFC (Mexican tax ID). Required to operate any rental business. 1-2 weeks to set up.

3. Tourism registry (Retur-Q). Since August 2025, all Quintana Roo STR operators must register. Fines for non-compliance reach 100,000 pesos.

4. Closing costs. Budget 5-8% of purchase price. Higher in Puerto Aventuras than some other markets because of additional community-association transfer fees.

The Puerto Aventuras HOA Trap (Read This Before You Sign Anything)

Puerto Aventuras has more buildings with HOA restrictions on short-term rentals than any other market we cover in the Riviera Maya. Some buildings ban STR entirely. Some require minimum stays of 30 or 60 days. Some allow STR but only with specific approved management companies. Some let owners rent freely. There’s no master rule — every building’s HOA reglamento is different.

Here’s what makes this dangerous: when a buyer is touring a building, the developer’s sales rep almost never mentions this. Some don’t even know. The HOA documents are dense legal Spanish, often dozens of pages, and the restrictions are buried.

I’ve watched buyers close on Puerto Aventuras properties they planned to rent on Airbnb, only to discover after closing that their building doesn’t allow it.
