Living here

Why families love living in La Rioja

La Rioja is a private community of houses built by Grupo Sadasi, one of Mexico’s long-established home builders, under its Altta Homes brand. It comes in two parts that sit close together: the first La Rioja, where families already live, and La Rioja 2, where the builder is still selling new homes.

The homes are modern two- and three-story houses with three bedrooms and about 190 to 200 m² of living space, so there’s room for the kids, a home office and guests. Inside the gate you’ll find concrete streets, solar street lights and shared gardens, so the whole place feels calm and well kept.

Questions

La Rioja, answered

Is La Rioja a gated community?

Yes. The first La Rioja has a security booth with a boom gate and an electrified perimeter wall, and the builder lists 24/7 security for La Rioja 2. We’ll walk you through the security of the exact home you like.

How much do homes cost in La Rioja?

In September 2026, new homes in La Rioja 2 had builder’s list prices from MXN $5.35 million to $5.98 million (approx. USD $300,000 to $335,000). Resale homes in the first La Rioja were listed from about MXN $4.6 million (approx. USD $257,000). Ask us for the current listings and any builder promotions.

Can I buy a new home, or only a resale?

Both. The builder is selling new three-bedroom homes in La Rioja 2, and owners in the first La Rioja sell their homes from time to time. We’ll send you both, so you can compare price, size and move-in date side by side.

Is this the La Rioja in Playa del Carmen?

No. This page is about La Rioja in Cancún, at the south end of Av. 135. There’s also a La Rioja in Playacar, Playa del Carmen, which is a different place. If you’d like homes there too, just tell us.

What are the maintenance (HOA) fees?

They vary by section and by property. We’ll confirm the exact monthly fee for any home you like before you make an offer.

Can foreigners buy a home in La Rioja?

Yes. Cancún is in Mexico’s restricted coastal zone, so buyers who aren’t Mexican usually buy through a bank trust called a fideicomiso. It’s a common, well-established process, and we’ll walk you through it. This is general information, not legal advice; please consult a qualified attorney or notary.
