How Much Does a Condo Cost in Playa del Carmen, Mexico? 2026 Price Guide

A condo in Playa del Carmen, Mexico costs between roughly $75,000 and $750,000 as of September 2026. The median asking price across the 126 completed condos Caribe Luxury Homes currently lists in Playa del Carmen is $266,000, or about $2,760 per m².

Where you land in that range depends on 5 things: which side of the highway you buy on, distance to the beach and 5th Avenue, number of bedrooms, building age and quality, and whether the unit is inside a gated community like Playacar.

Playa is a more mature market than Tulum. Prices are higher on average, inventory turns over faster, and there is real year-round demand from people who live here, not just tourists. That means fewer fire-sale bargains than Tulum, but also less risk.

Below: current prices by neighborhood and bedroom count, real listings at each budget, the extra costs to plan for, and how to tell whether a price is fair.

All prices are in US dollars. The figures come from the 126 completed condos published on our own listing site on September 15, 2026. That’s a sample, not the whole market. As buyer’s agents, we can show you any condo for sale in Playa del Carmen, whether it’s on our site, another agency’s site, or not publicly listed at all.

The categories overlap. A 3-bedroom west of the highway costs less than a studio 1 block from the beach. Start with your total budget, then compare actual space, condition, location, and ownership costs.

Playa del Carmen Condo Prices by Neighborhood (September 2026)

These figures come from the 126 completed condos CLH currently lists in Playa del Carmen. They are asking prices, not sale prices.

Playacar Fase 28$141,000$315,000$559,000$2,330
Zona Diamante7$160,000$250,000$468,000$1,720
Corasol5$269,000$350,000$640,000$3,320
Zona Esmeralda5$122,000$187,000$449,000$2,950
West of the highway10$76,000$132,000$219,000$1,400
Mayakoba3$78,000$250,000$325,000$2,390

Price per m² uses the total area in each listing, which often includes terraces and rooftops. Ask for the interior breakdown before comparing 2 properties.

What the table tells you:

  • Coco Beach is the premium. It’s the walkable, beach-adjacent stretch north of Constituyentes, and it carries the highest price per m² in the city by a wide margin. You pay for location, not space: most units here are compact 1-bedrooms.
  • Little Italy and Centro are the core market. Between them they hold half the inventory. Medians sit around $260,000–$285,000, and both offer walkability to 5th Avenue and the beach. Little Italy skews newer and quieter; Centro skews closer to the action.
  • Playacar Fase 2 is the gated-community option. Price per m² is moderate because units are larger. You trade walkability for security, green space, and a golf course.
  • Corasol and Mayakoba are resort communities north of town. Higher per-m² pricing, hotel-grade amenities, and you’ll need a car.
  • West of the highway (the Ejidal side) is where entry-level pricing lives. 2-bedrooms under $100,000 exist. You give up the beach walk and most foreign-buyer amenities. This is where locals buy.
  • Zona Diamante shows low per-m² pricing because the units are large. Worth a look for space-per-dollar.

Prices by Bedroom Count

BedroomsListingsLowestMedianHighest
1 bedroom42$84,000$213,000$391,000
2 bedrooms63$76,000$289,000$640,000
3 bedrooms21$142,000$460,000$741,000

The spread inside each row is large. The cheapest 3-bedroom (Selvanova, $142,000, 108 m², west of the highway) costs less than most 1-bedrooms near the beach. Bedroom count is a starting filter, not a price.

Can Foreigners Buy a Condo in Playa del Carmen?

Yes. Playa sits inside Mexico’s restricted coastal zone, so foreign buyers hold residential property through a fideicomiso, a bank trust. The bank holds title. You hold all rights to use, rent, sell, and pass on the property.

The initial term is 50 years, renewable. Setup typically runs a few thousand dollars, plus an annual bank fee. Your lawyer and notary confirm the structure and exact costs. Read more on what happens if you try to skip the fideicomiso.

Which Side of the Highway Should You Buy On?

This is the first question that matters in Playa, and it moves price more than anything else.

Federal Highway 307 runs north-south through the city. East of it is the tourist and expat zone: 5th Avenue, the beach, Centro, Little Italy, Coco Beach, Playacar. West of it is where most of the city’s 300,000 residents live: Ejidal, Zona Diamante, Zona Esmeralda, and the newer subdivisions.

East of the highwayWest of the highway
Typical 2-bedroom$250,000–$350,000$90,000–$190,000
Walk to beachYes, 5–20 minutesNo, 20–40 minutes by car or bike

Full-time livingConvenient but busierQuieter, more local

If you’re buying for vacations or rentals, buy east. If you’re buying to live here full-time on a budget, west can make sense. Check the specific building’s security, the road condition, and how the neighborhood feels after dark.

How Much Should You Budget for a 1-Bedroom Condo?

Plan on $170,000–$240,000 for a well-located 1-bedroom in Playa del Carmen. Entry-level units start around $85,000 west of the highway. The current median is $213,000.

See 1-bedroom condos in Playa del Carmen →

Playa’s 1-bedrooms run smaller than Tulum’s. Many in Coco Beach and Little Italy are 40–55 m² and priced for the location, not the space. Compare floor plans carefully. Look for:

  • A real kitchen, not a kitchenette
  • Space to dine and relax
  • Closets and storage
  • Natural light and cross-ventilation
  • A usable terrace
  • Room for a desk, if you need one

How Much Does a 2-Bedroom Condo Cost in Playa del Carmen?

Plan on $230,000–$330,000 for most 2-bedrooms east of the highway. The current median is $289,000. Value units west of the highway start under $100,000. Beach-block and Playacar units reach $500,000–$640,000.

2 bedrooms suit families, buyers expecting visitors, and couples who want a separate office. Look past the bedroom count. Check bathroom access, privacy between rooms, storage, and whether the living area comfortably holds everyone staying there.

Is a Lock-Off Condo Worth It?

A lock-off layout lets you separate part of the condo from the main residence. Several Coco Beach and Centro buildings offer them. Before you pay extra, inspect the separate entrance, connecting door, sound separation, bathrooms, and kitchen. Confirm the building allows your intended use.

How Much Are Beachfront Condos in Playa del Carmen?

True beachfront in Playa is scarce. Most of the beach is fronted by hotels, beach clubs, and a handful of older condo buildings. Expect $450,000 and up for a genuine oceanfront unit, with the newest towers and larger residences well above that.

Check the exact location. “Beach access” in Playa usually means a public access point 1–3 blocks away. Ask for a map pin and walk it.

DescriptionWhat to check
BeachfrontThe building’s position and direct beach access
Ocean viewThe view from the actual unit, not the rooftop
Near the beachThe real route to a public beach access
Beach-club accessMembership terms, fees, and restrictions

What Makes One Playa Condo Cost More Than Another?

Distance to 5th Avenue and the beach

Playa is a walking city. Every block closer to 5th Avenue and the sand adds to the price. Every block closer also adds noise. Visit at 11 PM on a Saturday before you buy near the action.

Building age

Playa has 20+ years of condo construction. A 2008 building in Centro and a 2023 building in Little Italy can sit at the same price. The newer one has better construction and lower maintenance ahead. The older one is often larger. Ask about the roof, the water system, and the last time the building painted and sealed.

Interior space versus advertised size

Listings often combine interior rooms, terraces, and rooftops into 1 total figure. Ask for the breakdown before comparing price per m².

Building condition and HOA reserves

Inspect shared areas as carefully as the unit. Ask about planned repairs, maintenance records, and reserve funds. Older Playa buildings sometimes carry deferred maintenance that becomes a special assessment after you close.

Gated community versus open street

Playacar, Corasol, and Mayakoba charge higher HOA fees for security, landscaping, and amenities. Open-street buildings in Centro and Little Italy cost less to hold but offer less. Decide which you want before you fall for a specific unit.

What Are the Extra Costs of Buying a Condo?

Your total budget covers 4 things: purchase price, closing costs, setup, and a reserve.

Closing costs in Quintana Roo typically run 5%–8% of the purchase price. That includes acquisition tax, notary and registration fees, legal services, and fideicomiso setup. Request an itemized estimate for the specific property.

Example: total budget for a $265,000 condo

ExpenseAmount
Purchase price$265,000
Closing allowance at 7%$18,550
Furniture and setup$10,000
Contingency reserve$5,000
Total planned budget$298,550

A furnished resale needs less setup. An unfurnished unit or one needing repairs needs more.

How Much Does It Cost to Own a Playa Condo?

Ownership costs vary by building, size, amenities, and how much you use it. Before making an offer, request:

ExpenseWhat to review
HOA / maintenanceCurrent fee and what it covers
Special assessmentsApproved or proposed extra charges
Electricity and utilitiesRecent bills
InsuranceA property-specific quote
Property tax (predial)The latest bill
FideicomisoAnnual bank fee
Rental managementWritten fee schedule

For scale: HOA fees in Centro and Little Italy typically run $150–$300 a month. Gated communities and amenity-heavy towers run $300–$600. Ask what’s included.

Should You Buy a Resale or a Presale Condo in Playa del Carmen?

Playa’s resale market is deep. You can inspect the actual unit and building, request real expense records, and move in or rent immediately.

Presale appeals if you want a specific new design or a staged payment plan. Playa developers have a better delivery record than Tulum’s, but do the same diligence: developer track record, permits, escrow, and a price that beats completed alternatives.

InspectionSee the actual condo and shared areasReview specs and construction progress
Ownership costsReal records availableSome figures are estimates
ConditionAssess wear and repairsReview delivery specifications
TimingClosing and possession termsConstruction and contract terms
Price checkCompare similar completed unitsAlso compare ready-to-use alternatives

Ask 1 question: “What could I buy completed today for the same total amount?”

Will Rental Income Cover the Ownership Costs?

Playa’s rental market is broader than Tulum’s. Short-term demand from tourists, plus long-term demand from digital nomads, retirees, and locals, means well-located units rent year-round.

For a unit with rental history, request 12 months of revenue and operating costs. For a unit without history, treat every projection as an assumption. Include management, utilities, maintenance, insurance, taxes, vacancy, and furniture replacement.

Short-term rental hosts in Quintana Roo must now register with the state tourism registry. Confirm the building’s rules before you buy for that purpose.

How Do You Know If a Playa Condo Is Fairly Priced?

Compare your shortlist on 6 questions:

  1. What will it cost to buy and make ready to use?
  2. How much usable interior space does it offer?
  3. Does the exact location fit your plans?
  4. What repairs or replacements are needed?
  5. What are the ongoing ownership costs?
  6. What comparable evidence supports the price?
