About Bacalar
Bacalar is a freshwater lagoon 42 kilometers long — roughly the distance from Playa del Carmen to Cancún — fed by underground cenotes that give the water its famous shifting blues. Unlike a beach town, there’s no busy shoreline to walk past: most lagoon-front homes are reached only by kayak, paddleboard, or boat, which is exactly what keeps the area feeling private and untouched.
The town carries a Pueblo Mágico designation, sits about 30 minutes from Chetumal International Airport, and now has its own Tren Maya station. It’s still a small town — fewer restaurants and services than Tulum or Playa del Carmen — but that’s part of the draw for buyers who want the lagoon over the crowd.
Caribe Luxury Homes represents buyers only — never the seller or the developer. Our fee is paid by the developer, so working with us to find, evaluate, and close on a Bacalar property costs you nothing.
Inventory
From entry-level condos in town to raw lagoon-front land, here’s what’s typically on the market.
Studio and 1–2 bedroom units in town, walkable to restaurants and the malecón. Lowest entry point into the market.
Houses and villas directly on the water, many with private docks, kayak access, and rooftop or lagoon views.
Along Bacalar’s main lagoon-facing corridor — mixed residential and small hospitality opportunities.
Larger parcels for a custom build or boutique project — the scarcest, highest-upside category as lagoon-front supply tightens.

Why Bacalar
Buyers choose Bacalar for a combination of natural rarity, privacy, and a price point that still looks like the Riviera Maya did years ago.
A 42km freshwater lagoon fed by underground cenotes, with color that shifts through the day — nicknamed “the Maldives of Mexico.”
Most lagoon-front homes are reached only by kayak, paddleboard, or boat — no foot traffic passing your property.
Chetumal International Airport is ~30 minutes away, with a Bacalar Tren Maya station adding rail access to the rest of the peninsula.
Federal recognition brings infrastructure investment and preservation support, protecting the character that makes Bacalar valuable.
Far less developed than Tulum or Playa del Carmen today — buyers are getting in before the area matures.
There is only so much shoreline. As access lots run out, prices are already pushing outward from the town center.
